Policies

Security Deposit, When? Why? and How?


The security deposit is designed to cover any possible damages caused during your stay.
If, at the end of your stay, no damages are identified, the owner will return the security deposit to you within 7 days. Otherwise, the cost of repairing/replacing any damages will be deducted from the security deposit and part (or none) of the remaining amount will be returned to you within 60 days of your departure.




Early Departure


After checking in, Tenant must provide at least 30 day notice for any other changes in his stay, whether it being extending or shortening the tenant’s duration of stay in Urban Furnished apartments. Any Changes thereafter will require tenant to honor the full term of the contract.

With that being said, we realize that plans change and we try to be as flexible as possible with our clients, so please feel free to communicate with us so we can find the best solution.




What is the deposit and why pay it before check in?


The deposit is a sum paid to Urban Furnished once the Rental Agreement has been signed.

We accept the following payment methods for the deposit:

  • Bank transfer ,Zelle, Venmo (No Fee)
  • Paypal, Credit Card (carry an additional 3%-4% fee).




Signing the Rental Agreement


To sign your rental agreement electronically all you need is internet access!

Why do I need to sign a rental agreement?
The rental agreement is an important document because it lays down the conditions of your rental, the start and end dates of your stay, the fees, and your arrival and departure times. It outlines your rights and responsibilities as well as those of the owner.

It is obligatory that you sign a rental agreement to avoid any possible misunderstandings so that you can enjoy your stay without having to worry.




Check In procedure


For you privacy and convenience, we try to make the check in process as easy and independent for you as possible, also, it is very common that guest arrive at all hours of the day, since New York is an international destination and flights arrive 24/7.

1. For those reasons and more, most of our apartments are equipped with a smart electronic lock system, a code will be provided to you 24 hours before your check in date.

2. If, however, you have booked one of our keyed apartments, the keys to the property will be given to you when you arrive at the property, at the meeting time arranged, between 12pm - 6pm.

For that we require that you inform Urban Furnished of your estimated time of arrival as far as possible in advance.

3. Once inside the apartment, you will find a welcome manual with all relevant information for your stay, from Wi-Fi to nearby transportation and more.

4. An Inventory form will be emailed to you with the key instructions prior to your arrival, this is the time to review the apartment and voice any issues so they can be fixed

Check Out procedure


For your convenience and privacy, we arrange for our inspection and cleaning team to arrive after your departure.

For that, we kindly request that on the day of your departure, please turn all lights off, shut off all electronic devices and Leave the keys on the dining table before exiting the apartment.

Extending your Stay


After checking in, you may be able to extend your stay IF the property is available and the landlord agrees to this. An amendment to the rental agreement will be issued to account for the extension of stay in Urban Furnished apartments.

We realize that plans change and we try to be as flexible as possible with our clients, so please communicate with us as soon as travel issues arise so we can assist in finding the best solution.

**Depending on how long you extend your stay for, you may be asked to provide another security deposit.




Fees and Expenses


For any of Urban Furnished rental the charges are as follows:

1. Monthly Rent.

2. A Refundable Security Deposit.

3. A standard cleaning fee of $125-$150.

Also, Upon request from tenant, we provide Extra Cleaning service ($100) and Cable Upgrades as well.

***please note that some charges may arise during a tenants stay, for example:

If a tenant is late of rent ($50 daily penalty); if they lost the keys ($50); if the electricity/water usage exceeds reasonable use (the difference). All of the above carry extra charges and are NOT included in the Rental Agreement.

30 day minimum stay, why?


Urban Furnished is NOT a hotel, and so, New York City Law demands a 30day minimum stay for all apartments that are not hotels.




Do you provide insurance?


Urban Furnished recommends guests purchase their own insurance.




What time is move in/out?


Move in time is after 3pm. Move out time is 11am.

What is your cancellation policy?


Urban Furnished Cancelation policy is attached to the Rental Agreement that is signed by every tenant along payment.

A 45 day notice is required for cancellation.
Cancellations that are made more than 45 days prior to the arrival date will incur NO penalty. Cancellations or changes that result in a shortened stay, that are made within 14 to 45 days of the arrival date, forfeit the 50% of advance payment.
Cancellation within 14 days of arrival or early departure does not warrant any refund of rent.




Do you charge any other fees other than the rental charge?


Urban Furnished does not charge extra fees besides a standard cleaning fee, $125-$150.

However, please note that some charges may arise during a tenants stay, for example:

If a tenant is late of rent; if they lost the keys; if the electricity/water usage exceeds reasonable use.

Also, if requested by tenant, we provide Extra Cleaning service and Cable Upgrades as well.

All of the above carry extra charges and are NOT included in the Rental Agreement.

Are utilites included in the apartment rent?


Yes. Utilities and cable/Internet are included at no additional charge.

Con Edison (up to $100), Heat, water, Basic Cable and high speed internet.

If for any reason, Con Edison goes over the $100, the tenant will be liable for the difference.




Is smoking allowed?


All properties are NON SMOKING. No smoking or other substance use is allowed anywhere in the buildings including balconies or in outdoor amenities such as gardens and pools.

**The cleaning up of used smoking material will result in a deduction from the damage deposit.




Which documents would I need to provide?


Urban Furnished requiires valid idendification for ALL bookings. A Current permanent address and Contact information.




Walk Up building, Help with Luggage?

Keys to the apartment, How do I get them ?


Most of our apartments are equipped with a smart electronic lock system, a code will be provided to you 24 hours before your check in date.

For the rest of our apartments, the keys to the property will be given to you when you arrive at the property, at the meeting time arranged, between 12pm - 6pm.

We recommend that you inform Urban Furnished of your estimated time of arrival as far as possible in advance.

Please note that we often accept late arrivals or arrivals on weekends, if so, instructions for key pick up will be provided at least 24 hours before arrival.

During your Stay

Can I bring my pet?


Unfortunately, in most buildings, No.

Some buildings do allow, so arrangements and inquiries need to be made at the time of the booking. There is a non-refundable cleaning fee for allergen and hygiene purposes, and some limitations on weight and breed. $350 per Pet, Dog or Cat.

It is worth noting and exploring the various and plentiful supply of Animal Hotels all around Manhattan.




Repairs to the apartment?


If repairs to the property are required, or in the event of broken / malfunctioning appliances, you must inform Urban Furnished before calling in a tradesperson or repairman.

We have a Full Time maintenance team at our disposal for exactly such occasions.

Wi-Fi information


All of our apartment provide free of charge Wi-Fi.

Network and Password information is provided in each apartment with all other relevant apartment information, such as, laundry, transportation, key instructions, check in/out procedures, contact information, etc.
This information is also emailed to you upon check-in.

Welcome to New York City Baby! It’s time to get around and explorer.

In each apartment we provide information on the closest subway stations and modes of transportation.

There are infinite ways to get around Manhattan, and all are super easy, fast and available 24/7 for your convenience.

Here are some of the more popular modes of transport:

1. Metro Card - subway and buses

2. Uber, Lyft, Yellow cabs - Taxi

3. Zip Car - Car Rental

4. Citi Bike - Bicycle Rental

5. Bird, Lime - Scooter

Most of all we recommend you walk and explorer this beautiful and timeless city! Find your local Barista, your go to grocery store, the nearest park bench and street food.




Are there laundry facilities?


One of the many reasons that make Urban Furnished the best choice for you, is that almost ALL of our apartments are equipped with an in-unit Washer & Dryer, Yes you read right!

A very few apartments however do not have a W/D, due to building regulations – for those few, we provide information on the nearest laundromat or a pick-up laundry service for your convenience.
Those location are currently: 101 west 11th St.; 405 east 61st St.; 149/151 east 62nd St.
